It is a myth that home warranties are only purchased when you buy or sell your home. Many sellers will offer home warranties with their homes to extend the assurance of a good deal for buyers. It can help to make the daunting task of preparing to be a home owner a little easier. I have also had buyers buy a home warranty on their own to make them feel more confident with their home purchase.
But what happens after the initial year of coverage? Most will say they just let it go and don't think about it again. Even more folks I have spoken with recently thought they could only be purchased during a real estate transaction. They were under the assumption that realtors were the only source of warranties.
This couldn't be farther from the truth. Home warranties companies can be contacted by any one. Real estate agents will usually be involved in the process of setting them up during a transaction, but the truth is they are something you can buy for your home at any point. In fact you can keep renewing them every year or get one out of the blue.
The only catch is that you have to get your home warranty before you have a problem. Generally problems discovered prior to purchasing the warranty won't be covered. It is important for home owners to call around and find out what type of coverage is offered and at what price. Often the minimal cost of a home warranty can save thousands if something does go wrong.
